- Enter the association's debt per square metre (from its annual report) and we work out how the fee may move when rates rise.
- The association's loans are paid by the fee. If rates rise one point the association's interest rises by 1 % of its debt – passed on in full when the loans reset, that is debt per m² × your floor area × 1 % a year. That is VERA PI's arithmetic; the board sets the fee.
- The interest deduction (30 % of interest, 21 % above SEK 100,000 a year) is a tax reduction: it counts against your tax and needs enough tax to reduce (Income Tax Act ch. 67 s. 10).
How this is worked out
A month = (interest − tax reduction + amortisation) ÷ 12 + the fee and what you add. Tax reduction 30 % up to SEK 100,000 of interest a year, 21 % above. Amortisation per Act 2026:226 s. 7. The association's sensitivity: debt per m² × floor area × 1 % ÷ 12 (VERA PI).
